Research Property

Once defining the problem, Spoonamore Appraisal Group determines the scope of work to complete the assignment. Next steps include gathering, recording, and verifying data - both general data (external market influences) and specific data (related to the subject property).

Field Inspection

The appraiser gathers additional specific data to the property - specific data consist of the square footage, condition, quality, location, view, etc of the residence. A visual inspection is also completed of the marketplace, area amenities and condition of the comparable properties.

Reconciliation Reporting

After an indicated value has been determined utilizing the sales comparison approach, cost approach and income approach (when appropriate), the final opinion of value established and the written or oral report is delivered to the client.

The standardization for determining the below grade square footage and above grade GLA (gross living area) is set by the American National Standards Institute (https://www.ansi.org). Unfortunately many discrepancies exist between what the county assessor states for the square footage of a home and the true square footage is. An appraisal isn’t a substitute for a professional home inspection. In fact, there are some key differences. The appraisal is a researched and clearly-supported opinion of the property’s value. This report is prepared by an appraiser, and the intended user of this report is most often the bank providing the funding (mortgage loan) for the purchase of refinance of the property. The home inspection is an analysis of how livable the home’s condition is, identifying any current or future problems relevant to the health and safety of the home’s occupants. This report is prepared by a home inspector, and the intended user of the report is most often the buyer of the property.

It is important to note that some of these points do not add value to the home. However, as mentioned briefly above, the appraiser does make a general assessment of the condition of the home. Deferred maintenance of a home can, therefore, detract from a home’s value by potentially lowering the assessment of the home’s condition.
